Thailand is a popular place for living, retirement, and investment. Many foreigners want to stay long-term, and one way to do this is by combining property investment with a visa.
This guide explains simple options for long-term visas in Thailand and how property investment can support your application
1. Invest USD 500,000
If you have invested in Thailand USD 500,000 or THB 17,645,000 (according to current exchange rate as of 5.5.2026 of LTR), without limitation of age, and if you have other assets globally combining with Thai assets value exceeding USD 1M, you will be eligible to apply for LTR Wealthy Global Citizen
2. Invest USD 250,000
If you have invested in Thailand USD 250,000 or THB 8,822,500 (according to current exchange rate as of 5.5.2026 of LTR), if your age is over 50 years old and if you have taxable passive income exceeding USD 40,000 per year, you will be eligible to apply for LTR Wealthy Pensioner.
3. Invest THB 3,000,000
You would be eligible to apply if:
- You have purchased the property (freehold/leasehold) from the Thai seller.
- If you already purchased, for the property in Bangkok it cannot be purchased before 1st October 2020.
- The property price must be exceeding THB 3,000,000 with the proof of overseas transfer.
In order to apply for this visa application, you are advised to have at least 20 remaining days and address in Thailand.
