At least USD 50,000 coverage or
Social Security benefits insuring treatment in Thailand or
At least USD 100,000 deposit.
Wealthy Pensioners
Aged 50 years and older;
Personal income of a minimum of USD 80,000 /year;
Personal income below USD 80,000/year no less than USD 40,000/year must invest at least USD 250,000 in Thai government bonds, foreign direct investment, or Thai property;
Heath insurance with;
At least USD 50,000 coverage or
Social Security benefits insuring treatment in Thailand or
At least USD 100,000 deposit.
Work-From-Thailand Professionals
Remote workers of well-established overseas company;
Personal income of a minimum of USD 80,000 /year;
Personal income below USD 80,000/year no less than USD 40,000/year must have a Master’s degree or above or own intellectual property or receive series A funding;
Current employer of
Public company on a stock exchange or;
Private company in operation for at least three years with combined revenue at least USD 150 million;
Experience, at least 5 years of work experience in the relevant fields of the current employment over the past 10 years;
Heath insurance with;
At least USD 50,000 coverage or
Social Security benefits insuring treatment in Thailand or
At least USD 100,000 deposit.
Highly Skilled Professionals
Personal income of a minimum of USD 80,000 /year;
Personal income below USD 80,000/year no less than USD 40,000/year must have a Master’s degree or above in science and technology or special expertise relevant to the job assignment in Thailand;
No minimum personal income for professionals working for Thai government agencies;
Current employer of business or higher education institution, research institution, specialized training institution, or Thai government agency in any targeted industries;
Experience, at least 5 years of work experience in the targeted industries except for applicants with PhD or above in the relevant fields of the targeted industries or applicants working for Thai government agencies.
Heath insurance with;
At least USD 50,000 coverage or
Social Security benefits insuring treatment in Thailand or
At least USD 100,000 deposit.
Having extraordinary privileges than others?
Perquisites will be granted to LTR visa holders as follows:
- 10-year visa with multiple re-entry permit (Renewable);
- Permission to work and obtain Digital Work Permit in Thailand;
- Exemption of foreigner required ratio (4 Thais: 1 foreigner) regarding employment;

For a company which is hiring foreigner as employee, it is strictly required by Law that such employee must be granted appropriate “Visa and Work Permit”
However, for a company which will be entitled to hire foreign employee is required to meet some criteria such as minimum THB 2,000,000 registered capital and ratio of Thai and Foreign employee is 4:1.
Ratio 4:1 may be exempted by other Law and Regulation, such as the exemption is possible for a company that is promoted by Board of Investment (“BOI”)
Furthermore, rate of minimum salary for each nationality employee is different such as minimum THB 25,000 for Cambodian, Burmese, Lao, Vietnam and etc., minimum THB 35,000 for Asian Countries, South America, East Europe and etc., minimum THB 45,000 for South Korean, Taiwanese, Hong Kong, etc., minimum THB 50,000 for European, Australian, Canadian, Japanese and US excepts Russian.
Prior to the application, the company is required to present previous record of Tax form, social security and other as supporting documents.
- Visa for follower or Non-Immigrant “O” of Foreigner who holds Non-Immigrant “B” visa (Follower Visa)
Spouse or Children of an expat who work in Thailand is entitled to apply for Non-Immigrant Visa “O” or Follower Visa, however children age must be lower than 20 years old.

- Visa for retirement or Non-Immigrant “O” (Retirement Visa)
Foreigner who is 50 years old and above is entitled to apply for retirement visa. Main condition is that the applicant must show:
- the bank statement of saving or fixed account with its balance not less than THB 800,000, or
A letter of guarantee from the local or overseas Embassy or Consulate that proving the monthly pension of the Applicant not less than Baht 65,000 per month (together with reference documents showing the source of monthly pension), or
Evidence of deposited money under Clause 1 and evidence of income under Clause 2 (for one year) showing the total amount not less than Baht 800,000
Lease agreement or Sale and purchase agreement of a condominium with the house registration book
Visa for follower or Non-Immigrant “O” of Foreigner who holds Retirement visa (Follower Visa)
Spouse or Children of a retirement visa holder is entitled to apply for Non-Immigrant Visa “O” or Follower Visa, however children age must be lower than 20 years old and spouse age must be lower than 50 years old.

- Visa for investor (Investment Visa)
An investor who has invested minimum THB 10,000,000 in the following method is entitled to apply for Investment Visa:
- Purchase or Lease the condominium
- Fixed deposit in Thai bank
- Government or State Enterprise Bond
- 1,2 or 3 altogether with the value not less than THB 10,000,000

- Visa for student (Student Visa)
Foreign student is entitled to apply for Non-Immigrant “ED” visa to study in the following school, university, or institute:
- To study at a government university or school. A cooperation letter from the dean (or higher) of university or from the director of academic institute lower than university for visa or visa status alteration (Attention: Immigration Commissioner, with the same date of the application). A cooperation letter from the relevant department attached to the Ministry of Education or from the governor in the case of academic institute lower than university or from the office of educational service area for visa or visa status alteration (Attention: Immigration Commissioner, with the same date of the application). A copy of academic record of the applicant (with the latest tuition fee receipt)
- To study at a private university, school or institute. A cooperation letter from the dean (or higher) of university or from the director of academic institute lower than university for visa or visa status alteration (Attention: Immigration Commissioner, with the same date of the application). A cooperation letter from the relevant department attached to the Ministry of Education or from the governor in the case of academic institute lower than university or from the office of educational service area for visa or visa status alteration (Attention: Immigration Commissioner, with the same date of the application). A cooperation letter from the principal or the manager of the international school. (Attention: Immigration Commissioner, with the same date of the application). A copy of the license for establishment of the academic institute. A copy of the license to perform duty as management, manager, principal and director or the academic institute

- Permanent Resident
- An applicant’s qualifications
A foreign national may qualify to apply for a residence permit if he/she:
1.1 holds a passport of his/her current nationality, which was granted a NON-IMMIGRANT VISA and has been permitted to stay in the Kingdom of Thailand on the basis of one year visa extension for the total of at least 3 consecutive years up to the application submission date.
1.2 has personal qualifications that fit one of the following categories:
(1) Investment category
(2) Working/Business category
(3) Humanity Reasons category: he/she must have relationship with a Thai citizen or an alien who already possessed residence permit as the followings: 1) A legal husband or wife. 2) A legal father or mother. 3) A child who is under 20 years of age up to the application submission date and must be single.
(4) Expert category

2. Submission period
for the applications Ministry of Interior will announce the annual quota of foreigns to be granted with residence permit and such announcement will be published in the Government Gazette.
Application can then be submitted until the last working day of the year. Detailed information about the date and documents required for each category can be obtained at Sub-Division 1, Immigration Division 1, The Government Complex Commemorating His Majesty The King’s 80th Birthday Anniversary, 5 th December, B.E. 2550 (2007), Building B, 2 Floor, Counter D, 1 2 0 Moo 3, Chaengwattana Road, Thungsonghong Sub-District, Laksi District, Bangkok 10210 Telephone 0 2141 7867, 0 2141 9899 or at Provincial immigration offices, or https://www.immigration.go.th – Applying for a resident’s visa in Thailand Applicants must submit the applications in person and bring all documents required, for each category, together with all of their passports.
3. Procedures after the applications are accepted
3.1 The immigration officers will grant the applicants for 180 days extension of stay on the date of application submission first and the next extension will be granted for 180 days until the results of the applications come out from The Immigration Commission.
3.2 The applicants and those who get involved with the applications will get an appointment card to come for an interview with the immigration officers. The interview includes the test of the understanding of Thai language: speaking and listening (the applicants must come for the interview on the date of appointment; otherwise, without an appropriate reason, it will be automatically taken into the consideration that they cancel the applications.)
3.3 The applicants who are 14 years of age up to the application submission date must be checked their criminal records as the followings:
(1) Their fingerprint sheets are sent to the Criminal Records Division for the criminal record’s check in Thailand.
(2) Their passports are checked by the black list system whether they are considered as “prohibited persons” according to the Immigration Bureau.
(3) They are to be checked whether they are wanted by a foreign warrant of arrest by the Foreign Affairs Division.
4. Applications Consideration
4.1 The applications will be submitted for the consideration by The Immigration Commission which consists of the representatives from The Ministry of Interior, The Ministry of Foreign Affairs, Kingdom of Thailand, The Royal Thai Police Headquarters, The Ministry of Labour, Office of the Attorney General, The Board of Investment of Thailand, The Secretariat of the National Security Council, The Tourism Authority of Thailand, and The Immigration Bureau with the final approval by The Prime Minister and The Minister of Interior.
4.2 To grant approval for the residence permit application, The Immigration Commission will take into its consideration the applicants’ qualifications in terms of income, assets, knowledge, professional expertise, relationship with a Thai citizen, national security, personality, health, the understanding of Thai language, and other appropriate conditions due to current economic and social surroundings, and government policy.
4.3 Timing for the consideration process varies each year, depending on the policy of The Immigration Commission and The Ministry of Interior.
5. Fees
A non-refundable fee for each application is 7,600 baht. (whether permission is granted or not. Application fee is not refund able.) 5.2 If the application is approved, the fee for the residence permit is 191,400 baht. However, the residence permit fee for spouses and children (under 20 years of age) of aliens who already had the residence permit or Thai citizens is 95,700 baht. Remarks : Documents which are in foreign language must be officially certified by the applicant’s national embassy located in Thailand, translated into Thai (e.g. name, telephone number), that can be verified later, must also be provided. And certified by the Official of Department of Consular Affairs, Ministry of Foreign Affairs, Kingdom of Thailand. WARNING: Submission of false documents or the provision of false statements are criminal offences.
